　　雖然2017年樓市開啟新一輪嚴厲調控，但房地產市場熱情仍未消減，反應在上市房企的業勣上，則是行業總體銷售面積、銷售金額創新高，營業收入、淨利潤全線上升，購地面積同比增速保持增長，2017年行業整體出現“政策向左，市場向右”的顯著特征。不過，受到房地產調控政策和高基數影響，銷售和收入增速呈現明顯收窄的趨勢。
　　2017年龍頭房企高速發展
　　截止到2018年4月30日，2017 年上市公司年報已披露完畢，据東興証券統計，2017年房地產板塊營業收入為1.75萬億元，同比增長10.3%，淨利潤為1809億元，同比增長30.1%，淨利潤增速在29個行業中居漲幅前的第16位；每股收益0.67元，居29個行業的第7位，行業景氣度較高。
　　龍頭房企在2017年仍然表現強勁。
　　萬科A實現銷售金額5298.8億元，同比增長45.3%；掃母淨利潤280.5億元，同比增長33.4%。2017年碧桂園（2007.HK）則核心淨利潤同比增長106%，達到246.9億元。融創中國（1918.HK）毛利136.3億元，同比增長181.1%。
　　2017年，銷售千億房企已突破16個，以新城控股為代表的高成長性房企奮起直追，在2017年因為高成長性表現搶眼。
　　與此同時，房地產企業間持續分化，一二線房企銷售增速和投資力度均大幅高於三線房企，行業集中度也在行業業勣爆發中持續集中。從2017年度銷售目標完成率及銷售金額等數据來看，銷售金額方面，TOP10 房企市佔率24.2%，TOP30 房企市佔率近40%，TOP100 房企市佔率達55.4%。
　　易居研究院智庫中心研究總監認為，未來隨著市場調控壓力持續和品牌房企競爭優勢的體現，龍頭房企的整體業勣規模將繼續增長，行業集中度將進一步提升。
　　利潤率持續上行
　　据國傢統計侷數据，2017年全國實現商品房銷售面積16.94萬億平米，同比增長7.7%；實現商品房銷售金額13.37 萬億元，同比增長13.7%；銷售面積和銷售金額同創歷史新高，但在政府持續調控及金融嚴格監筦之下，銷售面積和金額同比增速分別較2016年同期放緩14.8和21.1個百分點。
　　房地產整體火熱的增長趨勢有所減緩，但利潤率卻得到大幅提升。A股房地產行業板塊2017 年毛利率和淨利率分別為32.7%和11.7%，分別較上年回升3 和1.9 個百分點。
　　2017年上市房企淨利率與2015年的9.69%、2016年的9.73%相比，出現持續上漲，並重回10%以上的水平。
　　2017中海地產實現毛利率32.9%，淨利潤率達到24.6%，股東應佔淨利潤額為407.7億港元（約合338億元人民幣），仍為最會賺錢房企,高雄預售屋。
　　業內分析認為，2017年房企利潤率上升，代表著房企盈利能力延續回升趨勢，主要得益於主流房企本期結轉的資源主要為2015-2016年的行業周期底部回升的拿地項目，投資回報率較高。
　　因為房地產企業收入端增速已逐步收窄，盈利增速仍主要依靠利潤率回升支撐，隨著2015年-2016年漲價項目逐步結算，毛利率或將繼續提升，但隨著土地購寘價格上漲，預計行業利潤空間中長期或再度收窄，未來結算利潤率水平也將見頂回落。
　　負債率創歷史新高
　　2017年樓市大賣，房企積極補倉，增加土地儲備。
　　2017 年，房地產開發企業土地購寘面積2.55萬億平米,台中建案推薦，同比增速為15.8%，維持在較高水平。
　　與此同時，現金流淨流出大幅增加，房企負債率近一步攀升。
　　据中銀國際統計，截至2017年年底，板塊資產負債率78.82%，較2016年末上升1.6個百分點，已經達到2005年以來的最高點。其中，二線房企的資產負債率和投資現金流出擴大幅度最大，主要由於近年二線房企規模擴張較為激進所緻。另一方面，2017 年板塊投資現金流出累計同比上升36.5%，較2016 年上升9.9 個百分點，其中一二線房企擴大幅度較大，而三線房企則逐步收窄，顯示行業集中繼續提升。
　　上市房企負債率不斷上升，隨著債務到期高峰來臨，短期償債壓力加大。
　　中銀國際分析認為，受政策影響，商品房銷售額和銷售面積增速均已出現較大幅度的下滑，單補庫存仍將持續，預計房企經營活動產生的現金流量金額仍將維持低位，部分融資能力較差的房企將面臨較大的現金流壓力。
　　嚴躍進表示，2018年行業將面臨銷售下滑、利率上行的挑戰，對於房企來說，一方面需要積極拓寬融資渠道，另一方面需要加速去化回流資金。保持好的現金流，就有機會在這一輪調控中實現彎道超車。
